Big Growth Ahead: 1,000+ New Homes Proposed in Smithfield, NC
Smithfield, NC may soon see another wave of growth as Clayton-based developer Rock Tower Partners has proposed a massive new subdivision called Bellamy. Planned for nearly 500 acres on Wilson’s Mills Road, the project calls for 1,187 homes, including 870 single-family residences and 277 townhomes.
This proposal comes on the heels of other large developments in Smithfield, including a recently approved 1,327-home subdivision and the Local 70 mixed-use community, which will bring nearly 600 residences. With its proximity to I-95 and Raleigh, plus relatively affordable land, Smithfield has quickly become a prime location for Triangle-area housing growth.
If approved, Bellamy would take two to three years before construction begins, but its impact on the Johnston County housing market will be significant. For buyers, it means more new construction opportunities, while sellers may see increased competition as supply grows.
